The key difference between a buyers agent and a traditional selling agent is whom they represent. A buyers agent works exclusively for the buyer, whereas the selling agent works for the vendor (seller). A buyers agent is paid for their service a by the buyer. By law, an agent in Australia cannot act for (and accept a commission) from both parties in the transaction
Buyers agents are licensed professionals that specialise in searching, evaluating and negotiating the purchase of a property on behalf of the buyer. An exclusive buyers agent solely represents home buyers and property investors in purchasing residential and commercial real estate.
I will typically start by understanding your needs, finding suitable properties, guiding you through viewings, assisting with offers, negotiations, and coordinating the closing process.
I charge a flat fee depending on your location and your purchase criteria. This means you don’t pay more if you spend more. I will outline the prices after the Free initial consultation which will help me to understand your requirements and complexity of work. Prices will be custom quoted based on each buyers requirements and situation.
You pay a small fee to engage our services, which covers our initial costs in preparing your buying strategy and shortlisting properties on your behalf. When you successfully purchase a property, the remainder of the fee is payable.
Buyers Agents won’t provide financing directly, a good buyers agent can often recommend trusted mortgage brokers or lenders to help you find the best financing options.
